近來不少民眾會利用臉書社團或租屋平台找尋出租房屋,然而,近期詐騙集團會盜用精美裝潢房屋照片,並以個人名義刊登出租資訊,過程中,利用人們「著急」與渴求「好物件」的心理,再以「限時優惠再優惠」、「不滿意保證全額退費」與「身分證保證」等話術,來騙取租客預付訂金或押金。
看到出租刊登的照片,可以先利用網路「以圖搜圖」功能,查看是否有不同地區出租但出現相同照片,以初步判別是否為詐騙物件,而最重要的是,在未實地看屋前,切勿預付訂金,應於看屋滿意後再給付。
須謹記簽約前,一定要先確認對方是不是真的房東,除了要求對方出示身分證件外,也應提供房屋權狀作查驗。 若是二房東轉租,須提供原租賃契約及轉租授權書;如果是透過仲介代租,須提供屋主親自授權的委託書。想要租得放心還可透過合法且專業的「不動產仲介經紀業」或「租賃住宅服務業者」尋找房源租屋,亦可降低遭不肖人士詐騙的風險。
常見的租屋詐騙手法主要有「先付錢可優先看房」、「假冒屋主帶看房,收完錢就搞失聯」、「加入LINE好友傳租屋訊息」等;而破解詐騙的自保之道有五「不」驟:(1)在簽訂住宅租賃契約前「不」要輕易給錢及提供身分證件、(2)租金顯著低於周遭租屋行情「不」合理、(3)刊登的照片風格像是飯店或樣品屋,「不」像真實居住環境、(4)網路平台發文者的姓名帳號「不」真實」、(5)對方探詢與租屋「不」相關的問題。

Stay vigilant against these scam tactics to prevent falling victim. However, internet scam methods are constantly evolving, especially for young renters, so caution is key.
